Quoted per job, not from this list. The same task in an occupied building carries access, scheduling and compliance costs a house does not, so one number cannot be honest about both. Send the scope and we will price it.

Slow drains, leaks you cannot see, pressure that has dropped — the work is finding out what is wrong. That is what the visit fee covers.
- We fix it on the spot: the fee is waived.
- We come back with parts: the fee comes off your final bill in full.
- You decide not to go ahead: the fee covers the diagnosis, and that is all you pay.
